Reporting Maintenance Issues

Out of Hours Emergencies

At Sowena Lettings, we want to ensure you’re well taken care of, no matter the time. If an emergency happens outside of office hours, here’s what you need to know.

Emergencies are situations that require urgent attention to prevent further damage, ensure your safety, or avoid significant inconvenience. Some examples of emergencies include:

  • Gas Leaks or Suspected Carbon Monoxide: If you smell gas or suspect carbon monoxide, take immediate action.
  • Major Water Leaks or Flooding: If there’s a burst pipe or flooding causing significant water damage, this needs urgent attention.
  • Structural Damage: Serious damage caused by wind, such as falling roof tiles or broken windows, which could make the property unsafe.
  • Fire Damage: If there’s been a fire or firefighting measures have been taken, repairs may need immediate attention.

Some problems, while inconvenient, aren’t urgent and can wait for normal office hours. Examples include:

  • Boiler Breakdown: If the heating or hot water is down but there’s no safety concern, we’ll address this during office hours.
  • Minor Plumbing Leaks: If a small leak can be contained (e.g., catching water in a bucket), this can wait until office hours.
  • Loss of Power: If there’s a power cut or electrical issue, unless there’s a fire risk, this can be reported during working hours.
  • Blocked Toilets/Drains: If it’s not causing flooding, we’ll handle this during office hours.
